LocationPulse Terms and Conditions
These terms apply whenever you use locationpulse.co.uk or buy a brief from us. By using the site or making a purchase, you’re agreeing to them. Please read them alongside our Privacy Policy.
1. Who we are
LocationPulse is operated by Ollie and Forbes Ltd, a company registered in Scotland (River Court, 5 West Victoria Dock Road, Dundee, Scotland, DD1 3JT · Company number SC270410). References to “we,” “us,” and “our” mean Ollie and Forbes Ltd.
2. What LocationPulse is
LocationPulse produces independent, field-captured street-level briefs for properties and postcodes across Edinburgh. Each brief is based on a genuine, in-person visit to the street — noise readings, traffic and parking observations, upkeep notes, and a capture photo.
We have no financial interest in whether you buy, sell, rent, or walk away from any property. We’re not estate agents, surveyors, or valuers, and a LocationPulse brief is not a substitute for a survey, valuation, or professional legal or financial advice. It’s one independent, physically-verified input to inform your own decision.
3. How briefs are produced
All field data — noise readings, traffic, parking, and upkeep observations, and the capture photo — is gathered in person, on site, by a member of our team. The write-up and scoring you see in a brief are produced from that field data using our own fixed scoring model, with the help of AI drafting tools. Every brief is reviewed and approved by us before it’s published — nothing goes live automatically.
4. Accuracy and limitations
Each brief reflects what was observed at a single point in time, on a single visit. Conditions on any street — traffic, parking, noise, and so on — genuinely vary by day, time, and season, and a brief captured at one moment won’t necessarily match what you experience if you visit at another. We take reasonable care to capture and report accurately, but we don’t guarantee that conditions will be the same when you visit the street yourself.
Briefs are provided for general information only and shouldn’t be relied on as the sole basis for a property, financial, or legal decision.
5. Orders, pricing, and payment
Prices are shown in GBP and include any applicable tax unless stated otherwise. Payment is taken at the point of purchase via Stripe — we don’t see or store your card details. We reserve the right to correct pricing errors and to change our prices at any time; changes won’t affect an order you’ve already placed.
6. Access to briefs
Briefs are digital content, delivered by unlocking access to the relevant page on our site once payment is confirmed. There’s no physical product and nothing is posted to you. Access is for your own personal or professional use — briefs (or access to them) may not be resold, redistributed, or shared beyond the purchaser without our agreement.
7. Cancellation and refunds
Because briefs are digital content that you get instant access to on purchase, UK consumer law’s standard 14-day cancellation right for online purchases doesn’t apply once you’ve accessed the content — by completing your purchase, you agree that access begins immediately and you’re waiving that cancellation right for that reason.
If a brief is clearly wrong (for example, linked to the wrong street or missing content due to a technical fault on our end), contact us and we’ll put it right or refund you.
8. Acceptable use
Please don’t misuse the site — that includes trying to access briefs you haven’t paid for, scraping or bulk-copying our content, or using the site in a way that could damage, disable, or overburden it. We may suspend or terminate access for anyone who does.
9. Intellectual property
All content on locationpulse.co.uk — brief text, scores, photos, and the site itself — belongs to Ollie and Forbes Ltd unless otherwise stated. Buying a brief gives you a right to view and use it for your own purposes; it doesn’t transfer ownership or give you the right to republish, resell, or reproduce it elsewhere.
10. Liability
We provide the site and our briefs with reasonable care and skill. To the extent permitted by law:
- We’re not liable for any indirect or consequential loss — including loss of profit, loss of opportunity, or losses connected to a property transaction you go on to make or not make.
- Our total liability to you arising from a brief or your use of the site is capped at the amount you paid for that brief (or, for a pass, the amount paid for the pass).
- We’re not liable for site downtime or technical issues beyond our reasonable control.
Nothing in these terms limits or excludes any liability that can’t legally be limited or excluded — including liability for death or personal injury caused by our negligence, fraud, or a failure to provide our service with reasonable care and skill under the Consumer Rights Act 2015.
11. Changes to these terms
We may update these terms from time to time, for example as new features (like the all-access pass) launch. The date at the top always reflects the latest version. Continuing to use the site after a change means you accept the updated terms.
12. Governing law
These terms are governed by the law of Scotland, and any dispute will be dealt with by the Scottish courts.
